IRVINGTON — According to the Historic Irvington Community Council, Terry Tallen the potential developer of Irvington Plaza, has filed a rezoning/replat/and modification petition with the city.
The zoning petition will be asking for 3 things:
• To rezone the southern 6.91 acres half of the Plaza to allow for a Multifamily apartment and/or townhome development. They are expected to be market rate, the total number of units is not known yet, and no site plan has been provided.
• To replat the southern 6.91 acres to allow the multifamily development to be on its own new parcel and possibly under other ownership.
• To modify two previous commitments that restricted development at the Plaza. The community had asked Tallen to agree to not allow liquor stores. The new plan includes a warehouse type liquor store. The second modification he previously agreed to not have any drive-throughs along Washington St. frontage, but now he wants to allow for two drive throughs along the Washington Street frontage.
The developer likely wants a hearing on Dec. 19, and legal notices should be arriving sometime this week to those owners whose parcels fall within 600 feet from the Plaza parcel boundary.
It is possible the Irvington Community Council may file a request to continue the petition to the January 23, 2025 hearing date, due to the short legal notice.
