INDIANAPOLIS — Construction is moving forward on a 95,000-square-foot facility on the Circle City Industrial Complex (CCIC) campus, owner Teagen Development announced. The new building, addressed 1011 Massachusetts Ave., will provide spaces for up to 30 tenants and is rapidly pre-leasing. To date, eight local businesses have committed to the project and are scheduled to open in the fall of 2024.
1011 Mass Ave will be the second building to open at the CCIC, a 16-acre site at the corner of East 10th Str. and Massachusetts Ave. The site also houses 1125 Brookside Ave., a sprawling 420,000-square-foot building that is home to more than 140 tenants, including Centerpoint Brewing, Fowling Warehouse Indy, and the city’s largest community of artists.
This new building will house retail, restaurant, and office space, with a focus on local businesses. 1011 Mass Ave will also provide a 4,300-square-foot event center for live performances, corporate events, weddings, and more.
Many of the small businesses will be located along the “Production Line,” an indoor walking and biking path that will connect directly to the Pogues Run Trail. Businesses will open in phases, with the earliest scheduled to open in the fall of 2024. Tenants include: Bike People, Daisy Bar, Flags for Good, Legacy Tokyo, MVMT House, Salt & Ash Market, Snapdragon Salon and Art Collective.
Negotiations are underway with additional tenants, including a coffee shop, a boutique barber shop, and several office users. Retail, restaurant, and office spaces are still available for pre-lease.
